Suburban Albany NY: Wolf Road Corridor Great for Office Space

Wolf Road Albany NYAs we reported on November 5, suburban Albany, NY’s popularity as a business center is on the rise.  And nowhere is this more evident than along the Wolf Road corridor running from I-90 on the southern end to Albany-Shaker Road on the north.

The home of many corporate businesses and trade groups, this area has changed dramatically in the last four decades. Now a vital area for shopping, banking, dining, and business, it has also attracted many office-based businesses that recognize the value of all the amenities this location has to offer.

Businesses move here to provide their employees easier commuting, plentiful parking, and access to convenient resources of every variety. They value the proximity to hotels and  Albany International Airport. And they love being at the heart of a vibrant, growing phenomenon. In the last 12 months alone, Wolf Road has made news with numerous additions and announcements:

  • Major retail chain Trader Joe’s opened a 13,000 square foot retail space in August 2012.
  • National grocer Whole Foods is taking over the space in Colonie Center once occupied by Sears, and is expected to open in May 2014.

  • Turf Hotels has broken ground to build a 115-room Staybridge Suites near Colonie Center.

We also have many clients come to our building, and Wolf Road is a popular location.”

The location is also ideal for business meetings with clients traveling in from other parts of the world. The Albany Airport is just moments away. The Amtrak railway station is within 10 miles. And the Wolf Road corridor boasts major hotel chains, such as Marriott and Hilton, offering as many as 2000 hotel rooms and conference centers.

The region also provides companies easy access to research and business centers such as the nearby College of Nanoscale Science & Engineering.

“We’re seeing more national companies coming here to open satellite offices,” noted Anderson. “Wolf Road is an excellent choice for companies like these that need quality office space and also do a lot of travel. Our Wolf Road offices are moments away from the airport and quality hotels. And we’re right at the junction of  I-90 and the Northway (I-87). Our tenants love the ease of access and the central location.”

Efficient, Beautiful Office Buildings

Anderson noted that his company has made major investments to meet the needs of this fast-growing area. Over the past two years, Anderson has undertaken major energy efficiency and other upgrades to all of its Wolf Road properties.

The final stage of this work is now underway at its 90-unit office Executive Suite office building at 125 Wolf Road. The Anderson Group recently completed the reinsulation and refacing of this building and is now beginning renovations and upgrades to internal common areas, including new energy efficient lighting, new entryways and new carpeting. In the spring, the property manager will complete improvements to the parking lot and grounds.

“We are using our own productivity and energy efficiency expertise and that of our major vendors, to make our offices  more efficient,” Anderson explained. We are happy to be a part of the burgeoning Wolf Rd area and will continue to make investments to satisfy the growing demand for office and retail space.”
