Executive Suites Popular in Albany – Flexibility for Business Owners, Telecommuters, Contractors

Executive Suites in Albany NYAs business owners continue their cautious expansion, demand for suburban office space in the Albany NY region is growing. In this climate, the executive suite office concept is attracting many small businesses eager to present a more professional look for their business. It is also attracting many national firms looking for productive office space for telecommuting employees or for field representatives and contractors.

The executive suite offers an affordable way to obtain scalable office space and present a highly professional business image while keeping overhead low. It also provides access to amenities not otherwise readily available – such as shared conference facilities, administrative and receptionist services, food service, and ample parking.

The result is growing popularity for executive suite office buildings, which offer shorter-term leases on ready-made offices.  Known in some areas as “business centers” or even “business incubators,” executive suite office buildings are very attractive for companies seeking the flexibility to scale up or down as their needs change. There are now approximately 4000 executive suite centers in the United States, most of them owned by smaller, independent companies that know the needs of local businesses.

First Executive Suite in the Capital Region
The Anderson Group LLC of Albany NY is one such owner. Anderson brought the first executive suite office building to the Capital Region in the early 1980s when it transformed its multi-story building at 125 Wolf Road into a mix of small and medium-sized offices. . Today, the building houses more than 80 businesses, as well as local telecommuters or visiting contractors placed in the Albany market by national or international firms.

“It’s a very flexible solution for companies that want shorter-term leasing arrangements,” explained Sue Touhey of The Anderson Group. “We can move a business in within 24 to 48 hours after signing a lease. And if they outgrow their space, they can easily add additional space or switch to a larger unit at any time during the lease.”

For Steve Surace, vice president and chief financial officer of Adjusters International, this flexibility has been very important. As a premier provider of disaster recovery and public adjusting services, Adjusters International’s business can be highly unpredictable. The firm has to respond rapidly when a disaster strikes, expediting its clients’ financial recovery from insurance claims and FEMA grants.

So basing the firm’s Capital Region operations at The Anderson Group Executive Suites building has been very beneficial. “The Anderson Group has been able to accommodate sudden and significant changes in our need for office space,” explained Surace, a long-time tenant who has recently expanded into larger space in other Anderson Group buildings. “Since we opened our original office at 125 Wolf Road we moved several times within that building. Every time our needs change, the Anderson Group works with us to find a solution. In our most recent expansion, they were able to negotiate new leases for us at 125 Wolf Road within a couple of days.”

The Anderson Group also goes out of its way to solve other problems for tenants. When John Wright wanted to expand PV installer Hudson Solar into upstate New York, The Anderson Group was able to add nearby warehouse space for the company’s service fleet and solar panel inventory. Wright leased a 250 square foot Executive Suite office at 125 Wolf Road along with nearby Anderson warehouse space in May of 2010 and moved in with five employees. Within 18 months he had doubled his staff and moved into an 800 square foot space in the same building. Today he occupies a corner office totaling 1900 square feet and employs 20 workers.

“It’s been really great to have the flexibility to be able to scale relatively inexpensively without major hassles for our group,” he explained. “The Anderson Group made it easy for us to move into this building and set up our fleet operations out of their warehouse. And as we’ve expanded, they’ve moved us each time.”

The Anderson Group’s Executive Suite building at 125 Wolf Road accommodates offices as small as 100 square feet.  Tenants can hire any of the shared services, such as receptionist, secretarial, or conference room use, on a pay-as-needed basis. In addition to shared services and the modern conference room, tenants praise the convenient location, ample parking, professional image, and the networking opportunities the building provides. The Anderson Group helps them navigate the intricacies of getting their offices set up quickly and smoothly, from finding furniture suppliers to  facilitating telecommunications setup needs.

For many tenants, the move to 125 Wolf Road is a first step toward expansion after operating a home-based business. Smaller businesses often don’t want the overhead of an administrative assistant, and enjoy having access to a receptionist, along with secretarial, copying, faxing, and mailing services. They also enjoy having ready access to a modern conference room equipped with the latest high-speed internet access, telecommunications, and presentation equipment.

“Although smaller customers use these services a lot,”Touhey explained, “they’re here for everyone who is in the building. So if your copy machine breaks down or your administrative assistant is out sick, you can come downstairs and use our services. Or if you have two meetings going on at the same time – you can use our conference room in addition to your own.  We also accommodate the smaller business that doesn’t have its own administrative staff or equipment and just needs occasional use of those services. We charge a la carte so tenants only pay for what they need.”

Wright of Hudson Solar noted that these continue to be valuable despite his larger quarters and staff. “Even though we now have our own conference room, we still use the shared services The Anderson Group provides,” he explained. “For larger meetings, it’s great to have a large conference room with Internet, projector, and computer. And we use the shared receptionist service to help us with faxing and mailings.”

Paul Loucks, a financial representative with Cadaret Grant, stated “I find it convenient to have The Anderson Group process my outgoing mail. I also really appreciate the availability of a large high-tech conference room.”

Accessible Location, Professional Networking
For many tenants, the location of 125 Wolf Road is vital. Not only is it close to major commuter routes and to rich resources for dining and shopping, it is also close to the Albany International Airport and many top hotels.

This has been a boon to Robert Lynn of Lynn Associates, who has been leasing with The Anderson Group for 25 years. He currently occupies a 3-room office at 125 Wolf Road. Among its many advantages, he notes the easy access to highways and local commuter routes.

“I travel to client sites frequently,” he explains, “and it’s very convenient having major interstate access and the Albany International Airport and hotels right here. Many clients come to our building and I appreciate the professional image it conveys. It also offers plenty of parking and convenient access to Wolf Road, which is a very popular location.”

Smaller businesses also find the networking potentials of the Executive Suites invaluable. With scores of other businesses across a range of industries, many companies find new friends, colleagues, suppliers, and even customers through their daily interactions in common areas or at the deli or full-service bank located in the building.

When Bob Lynn became one of the first Executive Suites tenants in the building in the mid-1980s, Willard T. Anderson encouraged him to consider the potential for collegiality.  “He said it will be like having a big family,” Lynn recalled. “And he was right. There’s a built-in network here of professionals and business owners. I’ve made a lot of friends in this building and gained clients here too.  We’ve really grown to love it here.”
